Fueled by billions of dollars in capital from tech giants and Wall Street investors, developers are acquiring large swaths of farmland and undeveloped property to construct energy-intensive data centers. The surge has ignited a commercial land rush, sending property values soaring while triggering significant resistance from local residents, agricultural operators, and state lawmakers.
Soaring Property Values Displace Traditional Uses
According to real estate services firm Avison Young, U.S. land purchases designated for data center construction reached nearly $6 billion during the first half of 2026—a 79% surge compared to the same period last year. Data center projects currently represent 27% of all real estate development sites nationwide, outranking industrial facilities, office spaces, and retail developments.
This influx of capital is driving site prices to levels far beyond historical averages. In high-demand corridors such as Northern Virginia, developers have paid upward of $4 million to $8 million per acre for parcels with direct access to power grids. Analysts from the National Association of Home Builders emphasize that residential developers cannot compete with such valuations, effectively halting local housing construction on prime parcels.
Infrastructure Strains and Community Resistance
Beyond real estate inflation, the massive utility demands of AI compute clusters are straining regional infrastructure. Data centers consume immense volumes of electricity and water to power and cool high-density servers. Monitoring Analytics, the independent monitor for the PJM regional power grid, reported that rapid data center load growth contributed to a $23.1 billion increase in capacity market revenues through 2028, raising concerns over elevated utility costs for everyday consumers.
In response, local communities are mobilizing against industrial rezoning. Some agricultural landowners are securing legal conservation easements to permanently block corporate development on their properties. In other areas, tension has turned hostile; local officials in Saline Township, Michigan, reported severe harassment and public threats following decisions related to a proposed multi-billion-dollar campus intended for Oracle and OpenAI workloads.
Political Risks Flagged by Financial Markets
The mounting local pushback is catching the attention of financial analysts, who now view municipal resistance and state legislation as tangible risks to technology sector valuations. Research from investment bank Mizuho identified pending data center moratoriums in up to nine states. In New York, Governor Kathy Hochul imposed a temporary moratorium on new hyperscale data center construction to assess grid stability and consumer cost impacts.
While federal policy remains accommodating toward tech infrastructure, analysts at Wells Fargo and Morgan Stanley warn that state and local policy friction could alter capital expenditure schedules and slow long-term growth for the sector.
